Clearly Defined Acquisition Criteria
Clear Capital, LLC purchases core-plus, value-add, and opportunistic multifamily assets that produce attractive investment returns. We seek deals that are either off-market or thinly marketed, and that have significant upside potential through physical enhancements, improved management, or capital stack refinement. Below are our general apartment acquisition parameters. (However, we will consider opportunities outside these parameters that we feel to be compelling):
Property size: 100 units and above
Vintage: 1970’s and newer
Markets: Sunbelt Regions
Location grade: A+ to B-
Property grade: A- to C-
Hold Period: 3 to 10 years
Price: $5 million to $100 million
Terms: All-cash or cash plus debt from lenders and financial sponsors
Due Diligence: Ability to purchase with an aggressive due-diligence window and fast close
