IRVINE, CA, December 3, 2021 – Clear Capital, LLC a Los Angeles-based private equity real estate investment firm specializing in multifamily investments, announces the acquisition of Fireside Apartments, a 108 – unit, multifamily property in Colorado Springs, CO. The asset is located less than four miles from downtown Colorado Springs and will be re-branded “Aspire Colorado Springs” upon takeover.
Constructed in 1971, Aspire Colorado Springs is situated on 2.3 acres at 610 North Murray Boulevard in Colorado Springs, CO. The community has a desirable unit mix of one and two-bedroom apartments, attracting a wide range of residents from various demographics. The community’s amenities such as a sparkling pool, clubhouse, dog park and ample outdoor social areas makes for a comfortable living experience. With 10 of the units recently renovated, Clear Capital plans to continue renovations on the remaining 98 classic units. The interior renovation scope will include a full remodel of the kitchens including stone countertops, stainless steel appliances, new lighting, cabinet fronts, and plumbing hardware as well as new vinyl faux wood flooring throughout the apartment homes. On the exterior Clear Capital plans to upgrade landscaping, renovate the clubhouse, repair the roof & siding, and enhance the marketing window.

This purchase marks Clear Capital’s 27th multifamily investment. Clear Capital’s recent acquisition highlights the company’s investment strategy of purchasing value-add opportunities with strong cash flow, significant location and operational upside in high barrier-to-entry markets. This investment aims at providing investors a current cash yield with a double-digit levered IRR over a 5-Year hold period.
